£100m industrial scheme set for Crewe as US-based firm buys WestonM6 site

A £100m industrial and logistics development is set to be delivered in Crewe, after US-based real estate firm, Hillwood, completed the purchase of land at the WestonM6 employment site.

Hillwood has acquired around 35 acres off David Whitby Way, close to Junction 16 of the M6, with detailed planning consent for three industrial units totalling almost 800,000 sq ft.

The Crewe scheme is expected to be one of the largest speculative industrial developments in the UK in 2027, with construction capable of starting in 2026.

Muse confirmed the sale of Phase One of the WestonM6 employment land and is currently delivering infrastructure across the site.

Managing Director for Hillwood UK, Bob Tattrie, said: "We are delighted to have concluded this significant transaction for this super prime industrial and logistics site, which has the benefit of being capable of starting on site in 2026.

"It will be one of the largest speculative industrial development schemes in the UK next year.

"With a total capital investment of over £100m, Hillwood Park Crewe will provide an excellent range of accommodation sizes, with demand seen coming from both the Midlands and North West regions given the site's prominent links to Junction 16 of the M6.

"We are delighted that it presents another opportunity for us to speculatively develop best-in-class, sustainable units."

Muse will continue as development manager for the infrastructure works, including new roads, utilities, drainage and a 26-acre biodiversity habitat.

"Their investment reinforces market confidence in the location and supports our long-term vision in creating a greener, healthier and more connected business community that attracts forward-thinking businesses, provides new opportunities for local people and boosts economic growth.

The land was sold on behalf of a subsidiary of The Co-op Group.

Head of Special Assets at The Co-op Group, Rob Bignold said: "We are pleased to have concluded the sale of Phase 1 of WestonM6, Hillwood Park, Crewe, in partnership with Muse.

"The first phase of WestonM6 will see significant investment in the site, providing the opportunity to unlock employment and economic benefits for the area."

Phase Two of the wider WestonM6 masterplan already has outline consent for a further 447,298 sq ft of warehouse space, with work expected to progress in early 2027.

And what type of "industry" will it be? Does it involve huge amounts of shelves and HGVs bringing chinese boxes in one week and taking it all away again later? Or will they actually be making something?
