Plans to build 47 retirement apartments at Crewe farm recommended for approval
Plans to build 47 affordable retirement apartments on a Crewe farm site, have been recommended for approval.
Bowsall Developments Ltd and Housing 21 plans to bulldoze all buildings at Sydney Cottage Farm, off Herbert Street, which is currently a commercial site used for storage.
They would like to replace it with a three-storey residential development, made up of 47 retirement apartments.
A council officer's report to next week's (August 2) meeting of the southern planning committee, states: "The proposed development will be aimed at over 65 provision with some over 55s accepted."
Crewe Town Council says, although it is not opposed to the principle of the development, it does object to the application submitted on a number of grounds.
The council believes the proposals are too dense for the site, hence the difficulty in provision for parking and meeting policies associated with sustainability.
Ward councillor Hazel Faddes (Labour), has also objected on a number of grounds including lack of parking provision, the lack of facilities within walking distance such as doctors, supermarkets, shops, and the lack of community facilities and amenities on site.
Thirty five households have also objected.
Reasons include the development being in the open countryside, and the impact on neighbouring amenity in terms of overlooking.
The report from the council's planning officer states: "The majority of the site is considered to be a brownfield site.
"Residential development has previously been approved on the site in 2018."
The scheme proposes just 28 parking spaces for 47 apartments and the report states there is a requirement for 40.
But, it continues: "The strategic highways officer notes that, subject to justification, a relaxation of car parking standards can be acceptable."
The application is recommended for approval, subject to conditions and a S106 agreement including a contribution of £76,000 towards public open space and £31,657 to the NHS.
The planning meeting takes place at 10am on Wednesday 2 August at Crewe Municipal Buildings.
