A new office development on land off the Alvaston Roundabout at Nantwich, has been recommended for refusal.

Blok UK wants to put six buildings with 153 parking spaces on the 1.1 hectare site, close to Alvaston Business Park and the Sacred Orchard pub, off Middlewich Road.

But the greenfield site is in the open countryside and Cheshire East's planning officers say there is a 'substantial amount' of employment land allocated in the borough and no case has been put forward to justify using this site.

In a report due to go to next week's meeting of the southern planning committee, the council's planning officer states: "It is not considered therefore that the proposal has justified/requires an open countryside location and is not considered to be sited in the right location…

"The site is also not allocated for any development within the site allocations development policies document (SADPD) and is shown as remaining within the open countryside.

"As a result, the proposal would represent a departure from the local plan and should not be approved unless material considerations indicate otherwise."

Five people have supported the application saying it is a suitable location for much-needed employment space.

The council's officer acknowledges the development would provide social and economic benefits in terms of jobs.

But the report continues: "Balanced against these benefits must be the dis-benefits, which in this case would be the loss of open countryside.

"There is also the visual harm by developing a site that is currently free from development and the loss of agricultural land."

The southern planning meeting to discuss the proposed development takes place at Crewe Municipal Buildings at 10am on Wednesday 30 August (Cheshire East Planning).

The application is recommended for refusal on the grounds it is not an appropriate form of development in the open countryside.
