Crewe councillor objects to 'unsuitable' plans to convert house into HMO

Crewe St Barnabas councillor, James Pratt (Conservative), has objected to proposals to convert a three-storey terraced townhouse into a six-person HMO in his ward.

In February, applicant, Mr Griffith, of Tlye Estates, submitted a change of use from C3 dwellinghouse to C4 HMO for six people at 31 Chassagne Square.

The applicant proposes a HMO with one bedroom on the ground floor, two on the first floor and three on the first floor.

Despite the six-people HMO plans, there is only one parking available parking space to the rear of the 2004-built property (Nub News).

Cllr Pratt said: "I wish to formally object to the application for the conversion of this property into a HMO for six people for the following reasons: 

"Lack of parking: The property only has one assigned parking space at the rear, which is clearly insufficient for six residents.

"There is already an ongoing issue with vehicles being parked on the roundabout in front of the property, and cars are often parked illegally on the corner junctions.

"This not only blocks visibility and creates hazards for drivers but also impedes pedestrians and other users of the footpath.

"Inadequate kitchen facilities: The kitchen is equipped with only one fridge freezer, one cooker, one sink, and one microwave.

"These facilities are clearly inadequate for six individuals residing in five separate rented rooms. There is insufficient space for proper food storage and meal preparation.

"Lack of Space: Bedrooms two and three appear to be very small, and I would question whether they meet the minimum size requirements.

"Such cramped living conditions are not suitable for residents and can have a detrimental effect on their mental health.

"Additionally, the lounge area has been reduced in size, which does not adequately serve the needs of six residents. Nor are there adequate bathrooms to serve all the bedrooms."

The Conservative councillor was also critical of how the HMO plans would negatively effect the local amenity and neighbours.

Cllr Pratt said: "The property is a three-storey terraced building, and converting it into an HMO will have a significant and detrimental effect on the immediate neighbours.

"The increased number of residents will undoubtedly lead to higher levels of noise and disturbance, affecting the quality of life for those living in the vicinity.

The last date for submitting comments on the Chassagne Square application was Friday 7 March. It is targeted to be decided on Wednesday 1 April (Nub News).

"Additionally, the local amenity of the area will be negatively impacted, with potential increases in litter, traffic congestion, and overall disruption to the peaceful nature of the neighbourhood.

"Given these concerns, I strongly believe that this application should not be approved, as it would create an unsuitable living environment and negatively affect the local community."

The last date for submitting comments on the application was Friday 7 March. It is targeted to be decided on Wednesday 1 April.
