A land firm is seeking permission for up to 80 homes in the open countryside at Shavington

A land promoter seeking permission for up to 80 homes in the open countryside at Shavington says the site is 'well placed to address the urgent shortfall in the council's five-year housing land supply'.
Highgrove Strategic Land has applied for outline permission to build on a 4.23-hectare parcel of land north of Newcastle Road.
The site is in agricultural use and contains a stable block and several irregularly shaped fields separated by farm tracks and occasional hedgerow.
It is bounded by a combination of fencing, roads, hedgerows, and trees.
A planning statement submitted by the Pegasus Group on behalf of the applicant states: "The application proposals will deliver a high-quality residential-led development which responds positively to its surroundings, providing a logical and appropriate extension to the existing built form of Shavington.
"The scheme has been designed with careful regard to local character, connectivity and environmental considerations, ensuring that it integrates effectively with the existing settlement and contributes to a strong sense of place."
It says the site occupies a highly sustainable location, with access to a range of services, facilities and sustainable transport options.
And adds: "Importantly, the development will make a meaningful and timely contribution towards addressing the acute need for new housing within Cheshire East, including the delivery of [30 per cent] affordable housing."
Access to the site would be taken from a new priority junction, incorporating a right turn ghost island on Newcastle Road and to the south of the site.
Because the application is currently in outline form, details relating to layout and design will be determined at the subsequent reserved matters stage if outline approval is granted.
But the planning document does say: "The proposed development will consist of a mix of estate roads and private drives, with a public green space which is visible and accessible to the wider community.
"The development blocks have been designed to ensure that the new homes will front each edge to create active and lively streetscapes and frontages.
"Moreover, it is expected that the new homes will front out onto areas of open space, which promotes social cohesion and natural surveillance and creates an outward looking urban edge."
The application, number 26/3299/OUT, can be viewed on the planning portal on Cheshire East Council's website.
The last date for submitting comments is October 29.
