Up to 650 homes and new village centre planned for site near Crewe Hall

A planning application has been submitted by a housing developer to construct up to 650 new homes and a new village centre - to the South East of Crewe.

The proposed development is located on land adjoining Old Park Road, B5472 Weston Road and Main Road - just outside Crewe.

Bloor Homes has outlined that children's play areas and woodlands would be constructed within the development.

There would be four means of access to the development - one on to Main Road, one on to the B5472 and two on to Old Park Road.

The propsed 650-home development with a new village centre, play areas and woodland areas (Cheshire East Planning).

A Bloor Homes planning statement read: "The proposed development comprises a sensitively designed sustainable estate village in-keeping with local character that respects the historic buildings and parkland setting around the site."

Bloor Homes propose that within the 650-home development, there would be up to 30 per cent of 'affordable homes.'

A hub for village life would be created with by providing a new market square, community facilities and local retail as part of a 'characterful and distinctive estate village centre' at the heart of the development.

Nearly 50 per cent of the site is proposed to be green open spaces, including play areas, circular walks, community allotments, orchards and wildlife areas.

This includes a strong landscaped buffer to the southern edge of the site to maintain separation with Weston. 

A Crewe resident commented on the proposals, saying: "The Market Square in the Village Centre core should incorporate a bus stop for the new community."

The local resident believed the 85 bus should be rerouted to the B5472 and Old Park Road roundabout, serving the site, then returning to its core route.

They also suggested that the 3 bus be rerouted down Old Park Road in both directions before returning back to its core route.

The proposed new market square, community facilities and local retail as part of a new village centre (Bloor Homes).

"This would allow the village centre to have three buses an hour to Crewe Town Centre and Crewe Railway Station, enhancing connectivity and reducing the dependency on cars, whilst not requiring a 'new' bus route to be launched for the development," the resident said.

As part of the proposals, ecological habitats, amenity green space and a food growing area would also be constructed around the site.

The Crewe resident added: "With 650 new homes for this development, it will house around 2000 people - in addition to the local communities in Weston.

"Cheshire East should look to working with the developer and Network Rail to provide a rail station on the Crewe-Stoke line to allow for a rail service between Crewe and Stoke (and beyond) to promote sustainable travel.

"For such a large development, all modes of sustainable travel should be explored.

"Its only a single track stretched a line, therefore, a new station should not be overly costly in comparison to other new stations. Land should be safeguarded for future provision as a minimum."

The plans propose to create a new footway and cycle link to Basford East.

There would also be an improved connectivity for walking and cycling that would support existing users of Crewe Hall Farm and Crewe Hall Enterprise Park.

The development will affect land off th3 B5472 Weston Road, Main Road and Old Park Road (Cheshie East Planning).

The site in question has been allocated for residential in Cheshire East Council's local plan - this forms a basis of planning decisions until 2030.

Bloor Homes say that the proposed development will be supported by a package of contributions towards local roads, schools, public transport and other key community infrastructure - including the A500 where required.

The last date for submitting comments is June 1. The target decision date is July 21.
