Award-winning Crewe lettings manager sees rent rates level out in town's 'buoyant' market
An award-winning Crewe estate agent's lettings manager is finally seeing rent rates in the town's "buoyant" market level out, amid the cost of living crisis.
Jenny Williams, who has worked at Stephenson Browne for almost nine years, currently runs the close-knit company's lettings offices on Nantwich Road and Sandbach.
In recent times, Jenny has witnessed rent prices in Crewe rise to the "highest level" ever seen.
As we move through 2024, the experienced lettings manager believes rates are now stabilising.
Jenny told Nub News: "The Crewe lettings branch is our biggest portfolio and the lettings market in the town is always buoyant.
"Because we have major employers such as Bentley Motors, Leighton Hospital, and not to mention the industrial growth and infrastructure here, Crewe is always a place destined to do well.
"We do see investment still happening in the area although the cost of living crisis we are experiencing, along with such high rents has put a hold on a lot of current tenants moving.
"The churn of properties we used to get where people would move into their next property or look to buy a property seems to have stagnated somewhat.
"While we still have people coming into the area, with people needing a property, the supply really doesn't match the demand at the moment.
"Rent rates have risen alot in the last 12 months. They peaked to the highest level I have ever experienced in the area.
"They are starting to plateau out now and landlords are realising that getting the best long term tenants still calls for a need to be sensible with their pricing.
Stephenson Browne recently won 'Gold' for the best letting agent in Crewe at the British Property Awards 2023-24, beating local competition.
The newly refurbished Crewe office also won the 'Best In Postcode CW2' award for lettings (landlords and tenants), at the 2023 ESTAS awards.
Jenny said: "We pride ourselves on the fact we have remained Independent. Slowly over time so many of the high street Independent agencies have even bought out by the corporates, but not us.
"When you are an Independent business 25 years on, I think it shows the ethics and the morals we abide by are still true to this day.
"It is important everyone works together, keeping ourselves grounded and doing what we do best has ensured we have earned our rewards.
"When our independent reviews come through, we can honestly say we deserve our awards, and Im confident there will be more in the bag during 2024
"People are coming to us saying they have heard about Stephenson Browne awards in the press and are keen to join us too. This helps us go from strength to strength."
