Plans put forward for 85 new homes in Crewe East

Plans have been submitted for 85 new homes in the open countryside in Crewe East, including almost 150 parking spaces.
Breck Homes wants to build the properties on 2.85 hectares of undeveloped land off Broughton Road.
The site is bound to the west by a stretch of railway between Crewe and Winsford; to the south by Bradfield Road, to the west and north-west by dwellings off Broughton Road, and to the north by a stretch of undeveloped land skirting the railway lines.

A planning statement submitted by Mosaic Town Planning on behalf of the applicant says: "The proposed development will consist of 85 affordable dwellings, constructed by Breck Homes and subsequently transferred to a locally active registered provider that operates in Cheshire East."
The proposal is for 61 houses, 10 ground-floor level access maisonettes, 10 first-floor maisonettes and four bungalows.
18 of the properties will have one bedroom, 29 will be two-bed, 26 will be three-bed and 12 will be four-bedroom houses.
The main site access will be off Broughton Road, to the east of the site.
There will be one parking space provided for each of the maisonettes and bungalows, and two spaces provided for each of the houses, totalling 146 across the site.
The planning document says: "There are two main areas of public open space provided within the site, one near the site entrance and a second larger area to the south-west of the site.
"The larger area will contain a 400sqm locally equipped area for play."

It says there are also smaller areas of open space, street trees and landscaping throughout the scheme to provide amenity benefits and soften the streetscape.
With regard to financial contributions from the developer, the document reads "As a 100 per cent affordable scheme which is dependent on grant funding, the scheme can only withstand limited developer contributions.
"Contributions for off-site highways works and any additional items such as education, open space and healthcare will be considered having regard to viability and the legal tests for planning obligations."
The last date for submitting comments is Wednesday 2 July, with a target decision date of Monday 11 August.
