Plans have been submitted for 23 homes in the open countryside and within the green gap at Shavington, close to the A500 Bypass.

John Malam has applied for permission to build the dwellings, including eight affordable, on land off Alfred King Close.

The scheme includes demolishing the existing storage buildings which stand on part of the site.

A planning statement submitted by Goodwin Planning Services on behalf of the applicant says: "The council's local plan adopted policies map identifies the site as lying within the open countryside and within a strategic green gap, immediately to the north of the settlement boundary of Shavington.

"It is also shown as forming part of a wider ecological network."

But it adds: "Presumption in favour of sustainable development is engaged due to the council's inability to be able to demonstrate a five-year housing land supply."

The site comprises 0.6 hectares of land to the north and east of Alfred King Close.

Part of the site is occupied by a range of buildings, containers and hardstanding which has been used for many years in association with the applicant's business.

The remaining part is paddock.

The planning document says: "The site therefore comprises a mix of previously developed (brownfield) land and greenfield land."

This proposal is for eight one-bed apartments, two two-bed bungalows, six two-bed houses, five three-bed houses and two four-bedroom houses.

Access to the proposed development would be from Alfred King Close.

The document adds: "The transport statement [done on behalf of the applicant] concludes that the proposed access arrangements are acceptable, sufficient parking is provided for the dwellings and that the site benefits from good levels of accessibility by a range of non-car modes and has a range of local amenities within walking distance.

"It confirms that there are no highway or transport related reasons to withhold planning permission for the scheme."

The last date for submitting comments is Wednesday 8 April, with a target decision date of Friday 5 June.
