Edge of town 55-home scheme recommended for approval
A 55-home development on the edge of Crewe has been recommended for approval - despite an initial refusal in 2020.
Cheshire East Council refused the outline application for Crewe Road, Winterley, in 2020 - but the decision was overturned by an inspector at appeal in 2021.
The reserved matters application from Duchy Homes Ltd, which deals with the layout, scale, appearance and landscaping of the scheme, will be considered by the council's southern planning committee on Wednesday (February 8).
Haslington councillor, Steve Edgar (Conservative), has expressed a number of concerns about the scheme.
This related to the affordable housing not being pepper-potted throughout the development, bedroom number differences for the affordable and market price dwellings and the site being overdeveloped.
Cllr Edgar said: "There should be walking connectivity to the other Duchy Estate to the east to allow easier access to the facilities in Winterley for the other new estate and to allow children access to all the play areas."
Haslington Parish Council has listed a number of objections including inadequate parking provision; the two and a half and three-storey properties are not in keeping with the rest of the area and concerns about drainage.
The council claims Winterley has no facilities and this is not an appropriate location for new housing.
Eleven letters of objection have also been sent to the council from local residents.
The proposal is for 55 homes, 20 of which would be 'affordable,' on a site which is currently vacant and enclosed by development on three sides.
The planning officer said in the report to Wednesday's meeting: "The proposal seeks a mix of detached, semi-detached and town house properties.
"As such, the properties could be accommodated in the street scene without causing significant harm to the existing pattern of built form -especially noting the recently constructed development that surrounds the site."
The development would be made up of eight one-bedroom properties, 14 two-bed, 15 three-bed, nine four-bed and nine five-bedroom homes.
This proposal includes public open space and an equipped play area, which will be provided towards the east of the site and is arranged around the retention of an existing tree.
The planning officer says the access, appearance, layout, scale and landscaping are all deemed to be acceptable.
"In addition, the proposals are not deemed to create any concerns in relation to amenity, ecology or flood risk, highway safety, subject to updated conditions where necessary."
The application has been recommenced for approval.
It will considered by the southern planning committee at its meeting at Crewe Municipal Buildings on Wednesday (February 1).
