Almost 1000 new homes, local centre and primary school proposed in north Crewe

Up to 950 new homes, a mixed-use local centre and primary school are proposed for land to the north of Crewe.

An environmental impact assessment (EIA) scoping report, submitted to Cheshire East Council by Iceni Projects on behalf of the applicant, says: "Proposals are being developed for an outline planning application for a residential-led redevelopment of up to 950 new homes, supported by a mixed‑use local centre, land for a primary school, employment space, and an extensive network of open space, green infrastructure, sustainable drainage systems and active travel routes.

"The EIA process aims to identify, assess and where possible, avoid, reduce or offset the likely significant adverse environmental effects of the proposed development, as well as enhance beneficial effects."

Access to the site will be via Broughton Road, Warmingham Road, Stoneley Road and Groby Road.

According to the document, work is likely to start in 2030, subject to planning permission, and the overall construction programme could last approximately five years.

The application site, referred to as Waldron's Place, Groby Road, is divided into five parcels of agricultural land.

Parcel one is bound by Parkers Road to the north; Broughton Road to the east; open space to the south; the West Coast Mainline and Bridge Farm Kennels to the west.

Parcel two is bound by existing residential properties on Warmingham Road and Waldron's Lane and open space to the north; Waldron's Lane to the east; open space to the south; existing residential properties on Broughton Road, Moss Farm and Broughton Road to the west.

Parcel three, by Waldron's Lane to the north and east; Stoneley Road to the south and open space to west.

Parcel four is bound by open space to the north; Groby Road to the east; Stoneley Road and residential properties to the south; Waldron's Lane and Race Farm to the west.

Parcel five, by vacant commercial premises and open space to the north; Sandbach Flashes Site of Special Scientific Interest (SSSI) to the east; Groby Farm to the south and Groby Road to the west.

With regard to Sandbach Flashes, the report states there are likely to be effects during construction and once the development is completed.

It states during construction potential indirect effects may include pollution and disturbance during construction, such as noise, vibration, dust generation, lighting, and changes in hydrological conditions.

"These pathways may affect notified features of the SSSI, including breeding and wintering bird assemblages."

It continues: "Following completion of the proposed development, there is potential for indirect effects on the adjacent Sandbach Flashes SSSI.

"Potential impact pathways include increased recreational pressure arising from residents and visitors associated with the proposed development.

"Increased visitor activity may result in disturbance to notified features of the SSSI, including breeding and wintering bird assemblages and impact habitat condition.

"These effects are likely to be long-term and may represent a permanent impact at the regional scale."
