Muller Property Group is preparing to submit plans for the third phase of its Northern Gateway development, bringing 530 new homes and a new spine road to north-east Crewe.

The 60-acre development, south of Maw Green Road, follows phases one and two, already delivering 520 homes in partnership with Anwyl and Watkin Jones.

Phase three is set to be the largest of the three and will be submitted to Cheshire East Council for outline planning consent.

The proposed scheme includes a mix of one- to five-bedroom properties, with 30 per cent (159 homes), designated as affordable housing.

A new spine road connecting Maw Green Road (pictured) to Hurcombe Way and Sydney Road is proposed (Google).

This site will also feature green spaces, a children's play area, a playing field, orchards, allotments, and landscaping aimed at achieving a minimum 10 per cent Biodiversity Net Gain.

New Crewe Spine Road

A key part of the proposal is a new spine road connecting Maw Green Road to Hurcombe Way and Sydney Road.

This new route plans to provide an alternative way into Crewe from the A534 (Haslington Bypass), aiming to ease congestion.

The remaining stretch of Maw Green Road is expected to become a quieter lane, with Highway improvements and pedestrian and cycle enhancements planned to improve traffic flow and connectivity in the area.

The spine road will also enable new bus routes through all three phases of the development.

The proposed 530-home scheme includes a mix of one- to five-bedroom properties, with 30 per cent (159 homes), designated as affordable housing (Muller).

Muller says the project will help Cheshire East meet its rising housing targets, which have increased from 977 to 2,584 annually following recent changes under the Labour government.

A pre-application public consultation on the proposals will run from Friday 20 June to Friday 4 July. Local residents are invited to view the plans and provide feedback.
