Plans have been submitted for up to 520 homes together with a new access road on land in the open countryside and strategic green gap in Crewe.

Muller Property Group says the application for 27.2 hectares of grade 3B agricultural land off Hurcomb Way is proposed as phase three of the Crewe Northern Gateway development.

It will be accessed from Sydney Road via phases one and two and from Maw Green Road along the site's northern boundary.

The application is hybrid in form with outline permission being sought for the residential development alongside a local centre, car parking, amenity space, allotments and landscaping.

A planning statement submitted by Walsingham Planning on behalf of Muller says: "The site is largely unconstrained, but in the development plan is designated as open countryside and strategic green gap.

"Crewe is a principal settlement in the development plan and required to accommodate substantial new development.

"The council has a sub five-year housing land supply, and the proposals will help to address this issue."

The applicant has included an indicative breakdown of the housing provision which outlines 84 one-bed homes, 174 two-bed, 212 three-bed and 50 four-bed houses.

Thirty per cent would be affordable housing. The applicant is seeking full permission for access to the development, comprising of the primary spine road and estate roads.

The planning statement says: "It is proposed that access will be taken through from Sydney Road via Hurcomb Way, phases one and two of the Crewe Northern Gateway project.

"The spine road will run through the centre of the site and join Maw Green Road to the north.

"This will effectively divert Maw Green Road through the site, providing a betterment to traffic conditions along Maw Green Road."

It says the benefits of the scheme are 'numerous and significant' and include:

  • The provision of new housing;
  • The delivery of 156 new affordable housing units;
  • The delivery of a new playing field in an area where there is outstanding need;
  • Local highway improvements;
  • Reducing existing flooding issues;
  • The provision of a new local centre;
  • and significant employment and economic benefits arising from the proposal

It adds: "By contrast, the negatives arising from the proposals are limited, and primarily consist of development in the open countryside, though the site borders the settlement boundary and will only cause moderate harm to the strategic green gap."

The last date for submitting comments is May 19, with a target decision date of 4 August.

I'm sure I've seen plans that go right back to Maw Green Lane a long time ago, has a previous consent expired?

There's no way that junction plan is good enough if they intend that road to become a replacement Maw Green Lane, especially as another developer has is applying for the land between the bypass and the dotted purple line. There will be queues back through the estate. It needs a small roundabout (see Church Minshull) and there is enough council owned land on the south side of Sydney Road to squeeze one in - if the developer pays. And this time the developers can't call the shots because they are suggesting a change to highway strategy not simply access to a development, so if the Highways Authority wakes up it should demand better.
