Plans for up to 205 homes in Crewe village green gap

Plans have been submitted for up to 205 homes in the green gap at Shavington.
Applicants, Colin and Geraldine Silvester, have applied to Cheshire East for permission to build the dwellings on land west of Crewe Road.
A design and access statement submitted by eSCAPE Urbanists Ltd on behalf of the applicants, says: "The application is submitted in outline and seeks planning permission for the construction of up to 205 dwelling houses, access, open space and associated infrastructure.
"The proposals also include the demolition of the existing farmhouse and retention of the existing commercial buildings to its north."
The site comprises largely agricultural land used for occasional grazing of horses.
The planning document says: "Shavington House, a two-storey brick farmhouse, is located along the eastern boundary, fronting onto Crewe Road.
"A vehicle repair garage and joinery business with associated service yards and parking operate from a parcel of land in the north-east corner of the site with existing access off Crewe Road.
"Both businesses will be retained with improved access and parking arrangements."
It adds: "Whilst the site is designated as a strategic green gap for the purposes of the Cheshire East Local Plan, it is well contained, bounded by Shavington to the south and west, Crewe Road to the east, and existing commercial development to the north."
The document says the proposal will provide:
- a landscape-led development providing up to 205 high-quality homes in a range of styles and tenures to meet local housing need, with approximately 33 per cent of the site area provided as open space;
- up to 30 per cent would be affordable homes;
- retention of existing trees and the majority of hedgerows, enhanced by additional planting;
- extensive green public open space and habitat creation;
- a range of community facilities for new and existing residents including potential youth facilities, opportunities for local food production, nature trails and spaces for residents to meet and interact;
- play facilities for young people in the new neighbourhood and the wider community;
- a network of walking and cycling routes through extensive green public open space on land that has previously been inaccessible to the public;
- significant investment into local infrastructure such as healthcare and education, informed by consultation with statutory bodies such as the NHS and local education authority and secured via legal agreement
It adds: "The site occupies a highly sustainable location adjoining the existing settlement of Shavington, with excellent access to a wide range of services, schools, healthcare, employment opportunities, open space and recreational facilities."
The last date for submitting comments is Thursday 29 October.
