Affordable homes scheme for Crewe? Developer aims for land already refused twice

A developer wants to build 45 affordable homes in Crewe - on a site where two previous applications have been refused.

Anwyl Partnerships has applied for full planning permission, together with access and public open space with a tree lined walkway - on land off Sydney Road.

Two previous applications for the same site had been recommended for approval by Cheshire East's planning officers in 2017 and 2019 but refused by councillors at committee.

Anwyl Partnerships are also constructing the Alexandra Gardens development off Sydney Road (Ryan Parker).

The most recent of these – for 40 affordable homes – was refused because its poor layout resulted in lack of satisfactory children's play space.

A design and access statement submitted on behalf of the developer with this new application, states: "To address the reason for refusal of the previously submitted scheme, a 909sqm designated area of public open space is proposed.

"However, given the constraints of this small site it is not of sufficient size to accommodate an equipped children's play space."

It continues: "A fully equipped children's play already serving this locality is within easy walking distance of the site located in Lime Tree Park off Greendale Avenue to the south of Sydney Road.

"A pedestrian crossing facility has now been provided along Sydney Road to the north of the site access as part of railway bridge improvement which improves accessibility from the site to this play area via Wheatley Road and Lime Tree Avenue."

The developer says the new proposal provides smaller house types suitable for single occupants and couples.

The scheme includes some single storey bungalows but mainly features two storey, semi-detached homes and will be 100% affordable housing.

The triangular one hectare site is currently a field used for grazing and is accessed through a locked gate.

It is located behind bungalows off Sydney Road, close to the railway line.

David Wilson Homes has recently completed its 72 home development to the north of this site.

The application, number 22/1412N, can be viewed on the planning portal on Cheshire East Council's website.
